What Sets House Cleaning Cost in Union, NJ

When someone in Union asks me what a house cleaning costs, I usually answer with a question: what does the home look like right now? That one answer moves the price more than almost anything else. Here is how I think about it, so you know what is behind the number when we send it.

Why we do not post a flat price

A flat price list sounds simple, but it only works if every home is the same. They are not. Two houses on the same street in Union can need very different amounts of work. So we text you an exact quote once we hear about your home. No guessing, and no surprise at the door.

The five things that set the price

1. Size of the home

More space means more floor to vacuum and mop, more surfaces to wipe and more time on the clock. Bedrooms and bathrooms matter most. A bathroom takes much longer than a bedroom, so a three-bedroom with one bath is a different job than a three-bedroom with two and a half baths.

2. Condition of the home

This is the big one. A home that was cleaned two weeks ago is quick work. A home that has gone months without a proper clean needs more time on buildup, like soap scum, grease on the stove, and dust on ceiling fans and vents. The estimated labor time goes up, and so does the quote.

3. The type of clean

  • Standard house cleaning: the regular upkeep clean, one-time or recurring.
  • Deep cleaning: slower and more detailed, good for a first visit or a home that has not had attention in a while.
  • Move-in/move-out cleaning: an empty home gets cleaned top to bottom, including spots that are hidden when furniture is in place.
  • Post-construction cleaning: fine dust gets into everything after a renovation, so this takes real time.

4. Add-ons you request

Some things are not part of a regular clean. They are add-ons, and they need to be requested so they appear on your quote. Common ones are inside the oven, inside the fridge, inside cabinets, interior windows, baseboards and blinds. Each one adds time, so each one affects the price. If you want it done, tell us up front and we will put it on the quote.

5. How often we come

Recurring service (weekly, bi-weekly, monthly or a custom schedule) keeps the home in good shape, which means less buildup to deal with each visit. A first-time clean usually takes longer than the visits that follow it.

Why two homes of the same size can need different work

Square footage only tells part of the story. Here is what I see around North Jersey:

  • Older homes in Union and Essex County. Colonials, Victorians and Cape Cods often have more trim, more small rooms, radiators, and detailed woodwork that collects dust. A smaller older house can take longer than a bigger, newer one.
  • Larger homes in Morris and Bergen County. Finished basements, extra bathrooms and more floor area add up. A basement is not included unless it is requested and on the quote.
  • Apartments and brownstones in Hudson County. Jersey City and Hoboken units are often compact, but a move-out turnover or a long-vacant unit can still need a lot of attention.
  • Lake homes in Sussex County. Around Lake Mohawk and Lake Hopatcong, sand, seasonal use and lots of windows and glass can change the job.
  • Pets. Pet hair on furniture and floors takes extra time. We welcome pets, and pet hair removal and pet area sanitation are available when you ask for them.
  • Floors. Winter road salt and slush leave white residue on hardwood and tile. Spring pollen settles on every sill. Heavily used entryways take more work in those seasons.
  • Number of people. A busy household with kids makes more mess than a couple who is out all day.

How the estimated time ties it together

Behind every quote is an estimate of labor time. We look at size, condition, type of clean and add-ons, and work out how long a trained, vetted professional needs to do it properly. Price follows that time. It is the fairest way I know to charge, because you pay for the work your home actually needs, not for an average home that does not exist.

What helps us quote accurately

  • Number of bedrooms and bathrooms
  • Rough size of the home and whether there is a finished basement
  • When it was last professionally cleaned
  • Which type of clean you want, and how often
  • Any add-ons, such as oven, fridge, windows or blinds
  • Pets, allergies or product preferences

Photos help too, especially for deep cleaning or post-construction jobs. For offices and other commercial spaces, a quick walkthrough may be needed first.
